We understand that your rental property is a valuable asset and we offer our efficient and professional services to manage your property and take the worry out of your investment.

We establish the rental value of your property
by comparison with similar properties and in accordance with current market
trends. |
|
|
The property is advertised for lease on our ‘Properties for Lease’ sheet issued at our
office in Berowra and on the Internet reaching a worldwide
market. |
|
|
All prospective tenants are interviewed
and references are thoroughly checked, to ensure the best tenant for your
property. Each applicant must achieve a minimum of 100 checkpoints and we
access two national databases of defaulting and excellent tenants to
establish the reputation of the tenant. |
|
|
The tenancy agreement is completed and
signed to statutory requirements for the protection of both parties. |
|
|
At the commencement of the tenancy a
written report is prepared on the condition of the property and dated
photographs are taken. The initial report and the photographs are referred
to at the end of the tenancy to ensure that the tenant’s Rental Bond is
accurately disbursed. |

|
We ensure a rental bond is paid at the
beginning of the tenancy and lodged with the Department of Fair Trading. |
|
|
We provide the tenant with a comprehensive
booklet at the commencement of tenancy outlining their responsibilities and
requirements of tenancy. |
|
|
We collect the rental payments from
tenants and issue a receipt on your behalf. Tenants have the option of
paying by Bpay, Rentcard or by internet transfer. Bpay allows the
tenants to pay their rent by phone or Internet from the comfort of their
home or work, and has resulted in a reduction of late payments. |
|
|
We conduct regular internal and external
update inspections and prepare a report to you detailing the state of repair
and maintenance of the property and our opinion of the present rental
value. Where we believe a rental increase can be justified, we advise you
and request your instructions. |
|
|
We organise any repairs and maintenance
work required to the property, once approved by you the owner, and ensure
the work is carried out in a professional manner by fully qualified and
insured tradespeople. |
|
|
All accounts, including council rates,
water rates, insurances etc can be paid from the rent monies received on
your behalf according to your instructions in the Management Agency
Agreement. Water usage will be charged to the tenant where the property is
separately metered. |
|
|
Landlord protection insurance has become
imperative, and your property can be insured against
damage by tenants, loss of rent and debt recovery. We can arrange this
cover on your behalf. |
|
|
Each month we prepare a statement for your
property, which details the rent period, the rent collected and any
disbursements made on your behalf. Your rent monies can be electronically
deposited into your nominated account or alternatively you can be paid by
cheque. Your statement will automatically be mailed to you and can also be
sent by email if required. |

|
An Annual Income and Expenditure report is
supplied at the end of the financial year. |
|
|
We ensure that rents are paid promptly in
accordance with the tenancy agreement. All tenants’ ledgers are checked
regularly, a reminder letter being written to any tenant whose rent is in
arrears. Should a tenant be 14 days in arrears a termination notice is
issued. |

|
Disputes between landlords and tenants are
not uncommon, but if handled with professionalism and diplomacy, most can be
solved expediently. Disputes can arise over rental increases, repairs and
rental bond matters. Initially we act as a negotiator, but if parties are
unable to agree it may be necessary to apply for a hearing with the
Tenancies Tribunal. This independent third party will hear the dispute and
make a decision on the matter. |

We inspect the property when the tenant
vacates and arrange for the release of the bond only if the condition is
satisfactory. |
|
|
The property is re-let to a suitable tenant with the minimum of vacancy. |
